We've just found out we may have to move. Have a meeting with the Council tomorrow to discuss their plans. They're building bungalows on our residential car-park, which makes almost impossble for Mrs. P to get in or out unless you make a 100 yard walk.

If it is dry rot then spores may have spread,has it been confirmed?
It may just be damp?
Will hopefully find out more tomorrow......and I need to find out how easily dampness turns to wet rot, and then to dry rot.
I have been a little unnerved, as you can imagine.
If it is just damp caused by the leaking pipe it shouldn't lead to any kind of rot,are there any mushrooms growing on the affected walls,or black mould?

By the way have you lifted any floorboards,worth a look 'cos if your joists are fine then it's just a plastering issue.

In the effected areas:
- Walls stripped down to the brick.
- Floors / Skirtings ripped up and joists checked
- Wooden paneling round windows removed
- One, three section window taken out
- Concrete lintels put in above all effected windows
- Some sections of ceiling (and moulding) cut through
- There was a mushroom in the worst room.
Unfortunately I have no practical advice to offer, but thought I'd echo others in voicing sympathy. You've had a tough year and I'm sure this is the last thing you need.
I feel I should spew forth a platitude such as "We're only given as much as we can handle," but such phrases are nonsense. There have been several moments in my life when accumulating stresses and problems seemed beyond my ability to cope. You simply have to plod on.
I hope you can remain upbeat; and that any damage is localised and not too extensive. I'd imagine it'll be costly to find that out, but hopefully it'll prove a relatively straightforward and inexpensive fix.

I'm probably among a small minority that would be outraged by the original phrasing. Either way, the sentiment stands.

How's it all going cno,has the survey been completed?
The whole (outside) back of the house has small cracks, plaster which makes a hollow noise when you tap it (boast?), windows not properly sealed (some of which have rotten wooden sills).
ATM checking for wet rot on joists in other rooms, by lifting small sections of the floor.....where some problems found.
My thinking is effected by the fact that in all probability the house and grounds will be sold when things recover a bit, so looking to keep the house going for 20 years or so.
My current plan is to:
- Forensically deal with all Dry Rot
- Splice any joists that are badly rotted at the ends (where enter wall)
- Replace rotten sills and make windows more watertight
- Fill in outside cracks and then paint
- Re plaster worst of outside wall sections
- Replace roof with decent reclaimed Banger Blue slates, as I think this is a better option than Fiber Cement Slates.
I can't afford to gut house or buy another without selling.
I believe we can keep the house going with a little love and care, till things recover enough to sell land and downsize.

If you are refering to the render on the exterior of your house and it's hollow,it means it's knackered,it's lost it's bond against the brickwork.
have you had quotes yet,are ya planning to do alot of the work yourself....and what is it you do cno.....
I am assessing exactly how much rendering I'll need to do.
I'm in the Agri Sector making animal feed, so the only rendering I've done, is after 8 pints.....and by then, I was well "plastered".....so no, I think I'll leave it to those who know what they're doing.
Maybe I can swap hifi advice for a discount.
Hi mate, sorry to hear about the problems. Had similar situation- though not wet rot, unsurprisingly - in Oz.. Wouldn't go for half measures, you need to replace the affected joists, cos the new ones will be treated properly and it won't happen again. Same goes for any wood affected. Unfortunately half measures invite the same problems in the future. Pulled out two floor plus all joists before our problem was fixed, and, just to be sure, sold the house!
Anyway, good luck - it's gutting when you find out things like this.
It seems a few have travelled this road......and it's not one I'd wish on anyone.
My experiance of renedering is that it's not cheap,20k+ for a detatched house so the more you can do the better..
Same realy for any repairs you have to do on the house,the more prep you do,the less it will cost for a trade to complete.
